About
Not a resume.
A point of view.
I started in this industry when mortgage decisions were made across a desk, in a community where people knew each other. That’s still how I do it.

Over 28 years: what that actually means
I’ve seen three rate cycles. I know what happens at renewal when clients didn’t plan for it. I’ve watched it happen, more than once.
I know which lenders move fast on self-employed files and which ones will string you along for six weeks before saying no. I know which products look good on paper and which ones cost you money when life changes.
Twenty-eight years doesn’t mean I’ve been doing the same thing for a long time. It means the market has surprised me, taught me, and changed. And we’ve changed with it.
Premiere Mortgage Centre
I work as an independent broker at Premiere Mortgage Centre. That means I’m not tied to one bank’s product shelf. I have access to multiple lenders, and I use that access to find the right fit for your file. Not the most convenient one for the institution.
Philosophy
Rate is one piece of the puzzle.
The rate matters. But so does the prepayment flexibility, the penalty structure if life changes, the amortization, and the lender’s track record when things get complicated. A low rate on the wrong product can cost you significantly more than a slightly higher rate on the right one.
My job is to look at the full picture: your income structure, your timeline, your plans for the property, your appetite for risk. Then find a mortgage that fits all of it. Not just today’s rate sheet.
I’ll tell you when something doesn’t make sense. That’s what you’re actually paying for.
What working with me looks like
01
The first call
Twenty to thirty minutes. I ask about your situation, not to qualify you, but to understand you. You don't need to prepare anything. Just talk.
02
Building the file
I tell you exactly what documents I need and why. Then I do the lender work: matching your file to the right product, not the closest available one.
03
The recommendation
I show you the options and explain the trade-offs plainly. The rate. The penalty structure. What happens at renewal. You decide with full information.
04
Offer to close
I stay in the file. I coordinate with your realtor and your lawyer, handle the lender conditions, and make sure nothing falls through in the last two weeks.
How it plays out
A self-employed client came to me after their bank said no. I found the right lender, structured the file correctly, and closed in 47 days.
A client had auto-renewed three times without asking any questions. I switched lenders at their next renewal. The rate difference was meaningful. The penalty was zero.
A couple buying their second home while selling their first. I structured bridge financing so they weren't forced to drop their ask or rush a close. Both deals landed on their terms.
No pressure. Just good advice.
Most first conversations are twenty minutes. No obligation, just a look at your situation.
